AD+A, Inc. provided master planning services for Bonton, an underserved, declining 450-acre neighborhood in South Dallas. This Master Plan commissioned by the Dallas Housing Authority, which operates two on-site housing projects, illustrates a dramatic transformation – a 50 percent increase in housing units, 400,000 s.f. of additional service and commercial space, and a required investment of $200 million over a decade. The Plan evolved from a planning process that relied on the community and stakeholders for direction and guidance. The Plan’s strong urban design framework included the following key elements: infill development of the neighborhood fabric, comprehensive redevelopment of existing housing projects via HOPE VI funds, protection of edges by establishing buffers along major roads and rail, consolidation of key activity corridors, reconnecting sub-districts, and overall public realm improvements
